Cooperative Broker Policies

Thank you for visiting our website and inquiring into our cooperative broker policies.  Our general philosophy is to work with all other brokers in a joint effort to provide the best service possible to our clients.  We appreciate your willingness to help us with the marketing of our listings.

COMMISSION SPLITS---If a broker has a buyer who purchases one of our listing we will split 50/50 any commission received at closing with that cooperating broker, foreign or otherwise, provided they take an active part in the showing and transaction process.  ---Our commissions vary by listing and therefore our offer of compensation to cooperating brokers varies accordingly.  For instance, in some cases a third party may be involved requiring a three way split of commissions.  ---Please feel free to contact us regarding the specifics of any of our current listings.  All offers of compensation, other than referral fees, assumes that you enter fully into the showing and transaction process.

REFERRAL FEES ---If you make a referral only our policy is as follows:  ---We will pay you 25% of the buyer’s side of any commission we receive within one year of receiving your referral.  ---We will pay you 10% of the buyer’s side of any commission we receive within two years of receiving your referral.  ---This courtesy is extended to brokers who offer a similar arrangement to outside brokers working on their listings, and we reserve the right to make adjustments when necessary.

REGISTERING YOUR CLIENT ---Please register your prospective client with our office in writing.  ---Prior to registering your client with us please find out if they have been presented the property by another outside broker or by RJPRP.  ---If for any reason there is a conflict between outside brokers, preference will be given to the buyer’s choice of broker or the broker who is the procuring cause of a sale.  ---If a client has already worked with RJPRP we will not recognize them as your prospect unless you have a written Exclusive Buyer’s Broker agreement with them.  ---If you choose to involve additional outside brokers you will need to compensate them out of your share of any commission.

TRANSACTION BROKERS---Unless you notify us otherwise we will assume that you are working as a transaction broker and our representing neither party.  If you have an agreement, either written or oral, with a buyer in which the buyer will compensate you for all or a portion of the commission you must disclose the terms of that agreement to us in writing.
